LANDLORD GUIDE

Agent Responsibility

To find the most suitable tenant possible for the property, collect satisfactory references. Obtain final verbal permission from the Landlord before signing Assured Shorthold Tenancy Agreement. Collect rent and manage property if applicable.

Landlord Responsibilities

Prepare property for letting. Decoration both inside and out should be of an adequate standard and the property presented in a clean and tidy condition as first impressions count. It is important that the tenants feels comfortable in their temporary accommodation and are receiving value for money. Good quality properties attract quality tenants.

Gas, electrical, plumbing, waste pipes, central heating should be safe and in good working order. Repairs and maintenance are at the Landlords expense.

The gas appliances must be checked and a Landlord gas safety certificate issued by a corgi registered plumber. This is law and must be carried out every 12 months.

The Landlord has a duty of care to ensure that the electrics are safe, and it is advisable that an electrical inspection should be carried out every 5 years, by an NICEIC electrician.

Furniture and furnishings must meet the fire and safety regulations 1988 (amended 1989, 1993 and 1996) items that apply under these regulations must have a suitable permanent label attached or be removed from the property.

Appliances such as washing machines, fridge freezers, cookers etc, should be left in good clean and working condition. Repairs and maintenance are at the Landlords expense.

Gardens should be left neat and tidy and rubbish free. If the tenants are required to maintain the garden, the Landlord must leave suitable tools.

Remove any personal items of personal and sentimental value, such as ornaments, pictures, books etc, from the property.

It is the Landlords responsibility to obtain permission from their mortgage lender and we will assume you have gained their approval. You should also ensure you have suitable building and contents insurance. Failure to notify your insurers may invalidate your policy.
